Before the next storm, find out what your roof policy would pay—and what you would pay yourself. Your premium alone cannot answer that.
Watch Ty explain roof claim settlement
Ty explains replacement cost and actual cash value in his roof-claims video. Watch here, then use the four questions below to review your own policy.
Bring these four questions to your next policy review.
1. How does my policy settle roof damage?
Replacement cost and actual cash value are different settlement approaches. Actual cash value takes depreciation into account. Replacement cost concerns repair or replacement with materials of similar kind and quality, subject to the policy’s terms. Neither term is the same as the price your house might sell for. Ask your agent to identify the wording that applies to your roof, including any separate roof endorsement or age-based settlement provision. A general description of the home policy is not a substitute for that wording.
2. What is my deductible in dollars?
Some policies express a deductible as a percentage. Check what amount the percentage applies to. For example, the Texas Department of Insurance illustrates a home insured for $200,000 with a 2% deductible: that deductible is $4,000. It is not 2% of the repair bill. Your policy may use different amounts or terms. Texas Department of Insurance roof examples
Write down the dollar amount for the loss you are discussing, including any separate wind/hail deductible.
3. What would still be my responsibility?
Ask how the deductible, depreciation, policy limits and exclusions could affect the payment. If replacement-cost coverage applies, ask what conditions must be met and what documentation the insurer would require. Avoid assuming that a particular label guarantees a full roof replacement or covers every cause of damage.
4. Where are those answers in my documents?
Ask your agent to point you to the declarations, relevant policy language and endorsements. Keep those documents together so you can find them when a decision is urgent.
You do not need to wait for a claim to ask these questions. Start with the deductible or settlement term you would like explained. Ty can arrange the review and explain how to share documents through the agency’s approved process; do not send them with your initial request.
Does replacement cost mean I pay nothing for a new roof?
No. Your deductible and policy terms still matter. Ask whether depreciation is recoverable, what repairs must be completed, and which deadlines and documentation apply to your claim.
